 MC Property Service, LLC (MCPS) offers the following services that can be tailored to fit your particular needs at an affordable price.


Administrative Management

• Attend Board of Directors and Annual Association meetings.
• Advise and provide guidance to Board on governing documents including by-laws, amendments and resolutions of resident issues and concerns.
• Review and maintain all insurance polices, Board of Directors and Workers Compensation.
• Prepare and send violation notices, delinquency notices.
• Completely coordinate the Annual meeting and elections, provide proxies, ballots and meeting agenda.
• Initiation of legal action when required or requested by Board of Directors. 
  

      Property Management

• Weekly site and grounds inspection.
• Inspection of property upon completion of all maintenance work.
• Manage maintenance request to ensure prompt resolutions of resident problems and concerns.
• Prepare monthly “open/closed” issues report. 
• Solicit and negotiate annual bidding of seasonal maintenance contracts, present to Board of Directors for approval.
• Maintain records of all contracts, warranties, insurance documents and other important items.
• Monitor property conditions to provide proactive, not reactive, service to protect the value of each co-owner’s investment.
• Provide “24 / 7” emergency service
  

     Accounting and Financial Management

• Prepare comprehensive monthly financial reports, including a balance sheet, income statement, check disbursements and expense vs operating budget comparison.
• Reconcile all accounts, including checking, savings, money market, ect.
• Pay all authorized invoices, per Board policy.  Use direct debit to take advantage of discounted fees.
• Collect homeowner fees, deposit in Association bank account.
• Prepare and review annual operating budget with Board.
• Maintain and fund necessary reserve accounts.
• Enforce delinquency collection procedures, work with association on lien and collection.
• Coordinate yearly financial review, including filing tax returns and Michigan Annual Report.
